Sealed Properly.Stays That Way.

Failed caulking is one of the leading causes of water damage in Ontario homes. Cracked or missing caulk around tubs, showers, windows, and exterior penetrations lets moisture into places it shouldn't go — behind tile, inside walls, and around window frames where it causes mould and rot.

Fox Home Services removes old failed caulk completely, prepares the surface properly, and applies the right product for the application. Using the wrong caulk type, or applying over existing caulk without proper removal, is the reason most DIY caulk jobs fail within months.

We handle bathroom re-caulking, window and door sealing, exterior gap sealing, and full weatherproofing for drafty homes and rental units.

  • Tub and shower re-caulking — full removal and replacement
  • Window interior and exterior caulking
  • Door frame and threshold sealing
  • Exterior penetration sealing — vents, pipes, and utility entries
  • Basement window well sealing
  • Weatherstripping replacement on doors and windows
  • Mould-resistant caulk in wet areas
  • Rental unit caulk inspection and replacement

Our Process

01
Inspection
We identify all failed or at-risk caulk joints and give you a clear picture of what needs to be done.
02
Full Removal
Old caulk is completely removed using the right tools — not cut or painted over. Surface is cleaned and dried.
03
Surface Prep
The joint is cleaned, degreased, and prepared properly so the new caulk bonds correctly and lasts.
04
Application & Tooling
The right caulk product is applied and tooled to a smooth, professional finish that seals properly and looks clean.

Frequently Asked Questions

How often should bathroom caulking be replaced?
Bathroom caulk typically lasts 5 to 10 years before it starts to crack or separate. If you see gaps, discoloration, or mould that won't clean off, it's time to replace it — not clean it.
Can you caulk over existing caulk?
We don't recommend it and we don't do it. New caulk applied over old caulk doesn't bond properly and fails quickly. Complete removal is the only way to get a caulk job that lasts.
Why does my caulk keep going mouldy?
Usually a combination of inadequate ventilation, using the wrong caulk product (non-mould-resistant in wet areas), and applying over old caulk. We use mould-resistant silicone in wet areas and can advise on ventilation improvements.
Can you seal my drafty doors and windows?
Yes — weatherstripping replacement and exterior caulking for drafty doors and windows is a common and cost-effective job we do across Niagara Region, especially heading into winter.
Do you do exterior caulking?
Yes. Exterior caulking around windows, doors, and utility penetrations prevents water infiltration and improves energy efficiency. Important maintenance for any Ontario home.
